The housing sector is facing huge challenges, particularly an ageing asset base which needs major investment to be sustainable over the long-term. This is in respect of the cost to maintain and use, environmental impacts, build quality, safety, the design and aesthetic of the home and the desirability of the wider place.
Against that backdrop, we must do all we can to provide more new affordable homes.
These challenges give rise to a number of questions:How can we improve the number and quality of affordable homes?
Which homes should we keep and improve?
Which homes should be sold or re-developed over time?
How can we best maximise capacity for investment in new, better quality social housing?
Integ helps housing associations develop a clear and effective response to these questions.
Integ Consulting was formed with a mission to help housing associations make the best use of their assets

We have developed the board approved strategic asset management strategies adopted by several registered providers who own well over 100k homes across the full range of tenures, including general needs, affordable rent, shared ownership, keyworker, market rent and supported housing.
We have carried out detailed analysis of financial and staircasing data for over 25k shared ownership homes, helping to inform keep or sell decisions, identifying opportunities to encourage staircasing and supporting development appraisal assumptions.
We have advised on tenanted acquisitions and disposals of affordable housing with a value in excess of £500m. This has involved advising on the initial business case and well as providing financial models and transaction support.
We have advised on the asset performance evaluation methodology used at nine registered providers who own over 300k affordable homes. This has involved developing the financial and non-financial assessment used and then helping to develop internal bespoke models as well as supporting the implementation of the market leading asset grading models.
